Project Description

  • Reinvented the 456,055-square-foot headquarters—organized around a new steel and glass atrium—to create a more open work environment ripe for spontaneous exchanges.
  • The atrium transforms a previously outdoor plaza into a vibrant space that fosters collaboration and exploration both with a public side and an employee-only side.
  • Interior executive area features a 4:1 ratio of open workstations to private offices, all of which are glass-fronted to reduce hierarchy and maintain transparency across all departments.
  • Daylight reaches deep into all work areas, and pops of bright color infuse the offices with vitality.

Project Description

  • This contemporary corporate headquarters reflects the company’s commitment to urban adaptive re-use by celebrating the 8,600-sf space’s industrial past as an automotive garage.
  • Design touches speak to the building’s history as well as the authentic, creative culture of the company and its entrepreneurial founder and chairman.
  • Four different meeting spaces off the welcoming reception area allow for private client meetings, and then can be opened up to create a larger space for entertaining and events.
  • Functional, comfortable workspaces accommodate 100 employees with a variety of public and private work areas.

Project Description

  • An eight-block mixed-use redevelopment, this thriving family lifestyle destination revitalizes its neighborhood and provides 600,000 sf of stores and restaurants, 338 residences, a 1.6‑acre park, and parking.
  • Planned along Brand Boulevard and around a new park, the development includes active street-level shops and restaurants.
  • New and existing streets connect the site with its surrounding urban context; sidewalks are wide, with specialty paving, planting, and lighting.

Project Description

  • Designed for optimum flexibility, this 597,000-sf, two-building research and development campus provides new laboratories and offices for Pfizer and further enriches Kendall Square’s world-leading life science cluster.
  • With a program that includes street-level retail, offices, and laboratory/research facilities, the campus also provides parking for 650 cars on three levels below-grade.
  • Pfizer’s research facilities fill the seven-story South Building and most of the North Building, accommodating the company’s neuroscience, cardiovascular, metabolic, BTX, and endocrine disease research units.
  • Other tenants include CRISPR Therapeutics, LabCentral, KSQ Therapeutics, Bayer LifeHub Boston, Casebia Therapeutics, and Pfizer’s Centers for Therapeutic Innovation.

Project Description

  • The master plan for this repositioned 1.4‑million-sf former U.S. Army warehouse in Boston’s Seaport creates a dynamic district for innovators and designers; Elkus Manfredi also designed three tenant fit-outs in the repositioned building — Elkus Manfredi Architects’ office, Jamestown and Boston Art.
  • The transformed eight-story industrial building features cohesive signage and branding, and an animated pop-up market environment along its 1,400-foot-long pedestrian loading dock — now a promenade.
  • The first floor houses retail tenants in sync with the innovator/maker theme; upper floors are home to design, technology, and manufacturing.

  • Staff have quick access to trading floor from every area; kitchen supports informal collaboration/client entertaining; reception desk doubles as DJ booth; acoustically separate gaming room allows staff to unwind after markets close.

Project Description

  • The New York Genome Center is the headquarters for an independent nonprofit consortium representing 18 world-class research institutions.
  • This 150,000-sf headquarters provides genomic sequencing laboratories and research facilities on seven floors of an existing building, allowing for future expansion. Amenities include a training center, 190-seat auditorium, and 100-seat café.
  • Labs, offices, and common areas feature demountable partitions, moveable lab furniture, and interchangeable plug-and-play utility systems for easy reconfiguration.
