Project Description

  • The master plan for this repositioned 1.4‑million-sf former U.S. Army warehouse in Boston’s Seaport creates a dynamic district for innovators and designers; Elkus Manfredi also designed three tenant fit-outs in the repositioned building — Elkus Manfredi Architects’ office, Jamestown and Boston Art.
  • The transformed eight-story industrial building features cohesive signage and branding, and an animated pop-up market environment along its 1,400-foot-long pedestrian loading dock — now a promenade.
  • The first floor houses retail tenants in sync with the innovator/maker theme; upper floors are home to design, technology, and manufacturing.

  • Headquarter interiors for entrepreneurial high-tech financial services firm is set on Boston Harbor.
  • Space streamlines workflow, flexes with firm growth, and works as a magnet for top talent.
  • Staff have quick access to trading floor from every area; kitchen supports informal collaboration/client entertaining; reception desk doubles as DJ booth; acoustically separate gaming room allows staff to unwind after markets close.

Project Description

  • The New York Genome Center is the headquarters for an independent nonprofit consortium representing 18 world-class research institutions.
  • This 150,000-sf headquarters provides genomic sequencing laboratories and research facilities on seven floors of an existing building, allowing for future expansion. Amenities include a training center, 190-seat auditorium, and 100-seat café.
  • Labs, offices, and common areas feature demountable partitions, moveable lab furniture, and interchangeable plug-and-play utility systems for easy reconfiguration.

  • Jamestown’s offices in its flagship Boston development — the 1.4 million-sf Innovation and Design Building—showcase an industrial aesthetic and historic waterfront references, and serve as a good marketing tool demonstrating to prospective tenants the building’s aesthetic and potential.
  • Natural materials, high ceilings, large windows, and glass-fronted rooms create a spacious team-oriented environment.
  • Sophisticated, comfortable workplace combines multi-use activity hubs, harvest table workstations, meeting rooms, private offices, communal kitchen, and reception.

Project Description

  • This 374,000-sf expansion is the second building on the Broad campus and more than doubles the genomic research institute’s original size with 14 new floors of laboratory, vivarium, and administrative space.
  • The building’s infrastructure is designed to accommodate changes in research and methodology, including 30,000-sf large floors with few columns for lab and support space, with 15-ft floor heights allowing plug-and-play ventilation and lab utilities delivery from the ceiling.
  • For this fast-track project, an integrated project team, including the development manager, construction manager, owner and user groups, was central to its success.

Elkus Manfredi took on a challenging project in working with Boston Art to design our space. The usage of our interior is so unique and atypical. The idea is that when people come into our space, we want them to imagine their new space, and we ask them to help us curate what art acquisitions would best benefit them. The big ‘aha’ moment occurred to the Elkus Manfredi team when they realized that we don’t want to be a clean white cube like so many other art galleries. We are more of a working studio. As such, you can see the massive art storage racks, not hidden but front and center, just like you would see if you were paying a visit to an artist studio. We also collaborated on the idea that there should be minimal color in our furnishings, leaving it for the art to do the talking! The overall design intent is hip, industrial chic, and very much in line with the style of the architecture of the building.”
