The Shops and Restaurants at Hudson Yards

Project Description

One-million-sf luxury retail podium provides a vibrant setting for 100-plus stores and unifies the multi-building Hudson Yards development on Manhattan’s West Side.
As the most publicly-experienced destination in Hudson Yards, this seven-story hub features non-linear circulation, distinct shopping districts, and a five-story, glass-walled atrium.
The podium’s penthouse-level anchor, Manhattan’s first Neiman Marcus store, invites shoppers to move upwards to explore the full extent of this vertical lifestyle experience.

Harvard University Graduate Commons

Project Description

Bringing new graduate student housing to Harvard’s Cambridge campus, this six-story residence hall transforms the edge of the University’s campus in the Riverside neighborhood.
Featuring 141 apartments plus 189 parking and 104 bicycle spaces on three levels below grade, the building’s design incorporates a façade of brick, copper, limestone, and granite—materials that closely relate to the vernacular of Harvard’s historic River Houses.
Bridging the architectural variety of the site’s context—from adjacent University towers to the pedestrian-scaled residential neighborhood—required careful urban design that balanced massing, and stepped heights and setbacks to recogonize adjacent residences.

Project Description

Inspired by its mid-century motor inn roots, the renovation of this two-story 93-key hotel in Boston’s Fenway neighborhood celebrates the area’s famed rock scene from the ‘60s to the ‘90s.
The transformation of this 1959 Howard Johnson’s motel creates a quirky, friendly, contemporary hotel while retaining its original footprint surrounding the rebuilt courtyard pool.
The new lobby’s rock-era details include authentic rock memorabilia; guestrooms feature retro-inspired lighting, art, and furniture.

The 250,000-sf headquarters anchors a new 14-acre health and wellness district in Boston Landing.
The headquarters is the first LEED v2009 CS Platinum project in U.S. to achieve all Indoor Environmental Quality credits and third worldwide.
The new workplace features flexible, open, non-hierarchical workspace, large employee cafeteria, café, showrooms, and a community park.

Project Description

The 211,518-sf Rutgers Academic Building connects the academic core of the University’s historic New Brunswick campus with the student residences of North Campus. Tiered interior spaces and a series of rising terraces and stairs between the building’s two wings create social spaces and places of collaboration both inside and out.
The building features five lecture halls, 17 general purpose classrooms, active learning classrooms, seminar rooms, and language and media labs.
The remaining 85,000 sf is dedicated to departmental offices for faculty and staff and also incorporates graduate student lounges and work areas to foster cross-departmental and faculty/student collaboration.

Project Description

Originally built in 1918 and filling a full city block in downtown Pittsburgh, this long-neglected Flemish Gothic masterpiece has been restored and repositioned, its interiors transformed from a drab pass-through into a vibrant work/play destination.
The extensive modernization program incorporates new energy-efficient HVAC and electrical systems, 12 upgraded elevators, below-grade parking for 190 cars, and renovation of the four tenant entries.
Highlights include repairs to the sandstone façades, terra-cotta-tiled mansard roof, and interior marble floors and walls; restoration of the 40-foot-diameter Tiffany glass dome; and the addition of spectacular custom-designed hand-tufted carpeting throughout the public spaces.

A reinvention of the former Imperial Palace hotel, the 2,250-room LINQ is an entirely transformed experience designed for millennials, the newest generation of Las Vegas guests.
Operational throughout the redesign and renovation, the new experience offers social connection, high-end technology, and a bold, graphic style; fresh, modern rooms feature floor-to-ceiling windows and Vegas-centric custom art.
Located on the Strip, the reimagined hotel now has a “living room” that welcomes guests into its social heart upon arrival and guides them to check-in, VIP lounge, gaming, and a luminescent lobby bar.
Unexpected textures, motifs, and colors create a refreshing, meditative environment for reflection and relaxation in a 15,000-sf spa.

Pfizer at Six Ten Main/MIT

Project Description

Designed for optimum flexibility, this 597,000-sf, two-building research and development campus provides new laboratories and offices for Pfizer and further enriches Kendall Square’s world-leading life science cluster.
With a program that includes street-level retail, offices, and laboratory/research facilities, the campus also provides parking for 650 cars on three levels below-grade.
Pfizer’s research facilities fill the seven-story South Building and most of the North Building, accommodating the company’s neuroscience, cardiovascular, metabolic, BTX, and endocrine disease research units.
Other tenants include CRISPR Therapeutics, LabCentral, KSQ Therapeutics, Bayer LifeHub Boston, Casebia Therapeutics, and Pfizer’s Centers for Therapeutic Innovation.

The Innovation and Design Building

Project Description

The master plan for this repositioned 1.4‑million-sf former U.S. Army warehouse in Boston’s Seaport creates a dynamic district for innovators and designers; Elkus Manfredi also designed three tenant fit-outs in the repositioned building — Elkus Manfredi Architects’ office, Jamestown and Boston Art.
The transformed eight-story industrial building features cohesive signage and branding, and an animated pop-up market environment along its 1,400-foot-long pedestrian loading dock — now a promenade.
The first floor houses retail tenants in sync with the innovator/maker theme; upper floors are home to design, technology, and manufacturing.

This 463,000-sf mixed-use hub was developed on 6.2‑acre industrial site that was once home to the Boston Herald.
Five residential buildings, a hotel, and ground floor retail combine to create a dynamic 24/7 urban neighborhood.
Re-envisioned block honors site’s history and links formerly disconnected industrial and residential neighborhoods.
Three rental and two condominium buildings are each designed with a different aesthetic vernacular to appeal to multiple tenant profiles.
