Created by a collaboration among MIT, Harvard, and the Harvard affiliated hospitals, the Broad Institute features design that facilitates interaction among the most gifted thinkers of our time, accommodating the research practices of today and anticipating the research ventures of tomorrow.
The building is open and flexible, quickly adapting to changing research needs in a state-of-the-art environment where life science researchers can think, investigate, and create.
The building is designed for high-hazard urban research with capacity in infrastructure to accommodate diverse demands.

Project Description

The 250,000-sf headquarters anchors a 14-acre health and wellness district in Boston Landing.
The headquarters is the first LEED v2009 CS Platinum project in U.S. to achieve all Indoor Environmental Quality credits and third worldwide.
The new workplace features flexible, open, non-hierarchical workspace, large employee cafeteria, café, showrooms, and a community park.

Project Description

Originally built in 1918 and filling a full city block in downtown Pittsburgh, this long-neglected Flemish Gothic masterpiece has been restored and repositioned, its interiors transformed from a drab pass-through into a vibrant work/play destination.
The extensive modernization program incorporates new energy-efficient HVAC and electrical systems, 12 upgraded elevators, below-grade parking for 190 cars, and renovation of the four tenant entries.
Highlights include repairs to the sandstone façades, terra-cotta-tiled mansard roof, and interior marble floors and walls; restoration of the 40-foot-diameter Tiffany glass dome; and the addition of spectacular custom-designed hand-tufted carpeting throughout the public spaces.

Pfizer at Six Ten Main/MIT

Project Description

Designed for optimum flexibility, this 597,000-sf, two-building research and development campus provides new laboratories and offices for Pfizer and further enriches Kendall Square’s world-leading life science cluster.
With a program that includes street-level retail, offices, and laboratory/research facilities, the campus also provides parking for 650 cars on three levels below-grade.
Pfizer’s research facilities fill the seven-story South Building and most of the North Building, accommodating the company’s neuroscience, cardiovascular, metabolic, BTX, and endocrine disease research units.
Other tenants include CRISPR Therapeutics, LabCentral, KSQ Therapeutics, Bayer LifeHub Boston, Casebia Therapeutics, and Pfizer’s Centers for Therapeutic Innovation.

The Innovation and Design Building

Project Description

The master plan for this repositioned 1.4‑million-sf former U.S. Army warehouse in Boston’s Seaport creates a dynamic district for innovators and designers; Elkus Manfredi also designed three tenant fit-outs in the repositioned building — Elkus Manfredi Architects’ office, Jamestown and Boston Art.
The transformed eight-story industrial building features cohesive signage and branding, and an animated pop-up market environment along its 1,400-foot-long pedestrian loading dock — now a promenade.
The first floor houses retail tenants in sync with the innovator/maker theme; upper floors are home to design, technology, and manufacturing.

Project Description

Headquarter interiors for entrepreneurial high-tech financial services firm is set on Boston Harbor.
Space streamlines workflow, flexes with firm growth, and works as a magnet for top talent.
Staff have quick access to trading floor from every area; kitchen supports informal collaboration/client entertaining; reception desk doubles as DJ booth; acoustically separate gaming room allows staff to unwind after markets close.

New York Genome Center

Project Description

The New York Genome Center is the headquarters for an independent nonprofit consortium representing 18 world-class research institutions.
This 150,000-sf headquarters provides genomic sequencing laboratories and research facilities on seven floors of an existing building, allowing for future expansion. Amenities include a training center, 190-seat auditorium, and 100-seat café.
Labs, offices, and common areas feature demountable partitions, moveable lab furniture, and interchangeable plug-and-play utility systems for easy reconfiguration.

Vertex Pharmaceuticals Global Headquarters

Project Description

Fifteen-story building for global pharmaceutical campus creates 424,000 sf of research, laboratory, and office space, and 18,000 sf of retail and restaurant space.
Lab design and interior design for the entire 1.18-million-sf campus promotes free-flowing communication and scientific discovery.
Welcoming environment offers daylit research and laboratory facilities, open workstations, private offices, five types of collaboration space, centrally located employee “living rooms” on each office floor, and a 500-person café with a roof terrace overlooking Boston Harbor.

“The tallest height was located at the periphery of the Fan Pier development, and its low-rise component was utilized to address the impact on the public realm and to create a massing relief at the center of Fan Pier. The curving of the upper component responds to the views from within the building and acknowledges the potential obstruction to Boston Harbor views from the neighboring buildings.”

Jamestown’s offices in its flagship Boston development — the 1.4 million-sf Innovation and Design Building—showcase an industrial aesthetic and historic waterfront references, and serve as a good marketing tool demonstrating to prospective tenants the building’s aesthetic and potential.
Natural materials, high ceilings, large windows, and glass-fronted rooms create a spacious team-oriented environment.
Sophisticated, comfortable workplace combines multi-use activity hubs, harvest table workstations, meeting rooms, private offices, communal kitchen, and reception.

The Stanley Building at the Broad Institute

Project Description

This 374,000-sf expansion is the second building on the Broad campus and more than doubles the genomic research institute’s original size with 14 new floors of laboratory, vivarium, and administrative space.
The building’s infrastructure is designed to accommodate changes in research and methodology, including 30,000-sf large floors with few columns for lab and support space, with 15-ft floor heights allowing plug-and-play ventilation and lab utilities delivery from the ceiling.
For this fast-track project, an integrated project team, including the development manager, construction manager, owner and user groups, was central to its success.
