33 Arch Street Boston, Massachusetts
Elkus Manfredi is responsible for the design of the most recent addition to Boston’s skyline. The 32-story 33 Arch Street office tower is located in Boston’s Financial District. Spacious and elegant, classic and contemporary, the tower is respectful of its downtown neighbors, yet highly distinctive. The contextual design of 33 Arch Street is in perfect balance with its surroundings. Silver granite has been used for the first seven floors of the facade while the remainder of the tower is a combination of glass and metal. The curved glass facade is designed to “float” off of the metal and granite structure to give the building a sense of substance relating to its historic neighbors while also evoking a sense of lightness and transparency, accommodating the larger scale of the new building. The structure’s silhouette and public spaces also use curved profiles, creating a unique image in the cityscape. At night, the illuminated Arch Street facade and the building’s crown, punctuated by the stainless steel blades that appear to “cut the sky”, distinguishes the building on Boston’s skyline. |

28 State Street Boston, Massachusetts Completely vacant since 1992, this 680,000 square foot 40-story landmark was renovated by Elkus
Manfredi to bring it up to Class A office standards. The work included creating a new below grade parking garage, an entirely new plaza treatment surrounding the building, street level entrances and lobby, storefront retail space, and updated tenant lobbies and core facilities. |

Millennium Pharmaceuticals 35 Landsdowne Street
University Park at MIT Elkus Manfredi designed a biotechnology “campus’ for Millennium, an environment that advances biotechnological research by fostering communication among the many different scientific disciplines that must intersect to develop today’s sophisticated pharmaceuticals. The seven-story corporate headquarters building houses 450 employees on four floors of research facilities and two floors of offices. The ground floor is the epicenter of the company’s corporate culture, where interaction among employees is cultivated in the dining facility and fitness center. |

| Millennium Pharmaceuticals
40 Landsdowne As the companion building to 35 Landsdowne, 40 Landsdowne houses five floors of biotechnology research and three floors of administrative offices. The innovative laboratory design for Millennium has transformed the scientist’s experience. These are cutting-edge labs, meticulously designed to support ideal conditions for state-of-the-art research. This new building type required Type 1 construction and high-hazard occupancy, resulting in a safer structure, while also allowing more freedom and flexibility for the scientist. |
88 Sidney Cambridge, Massachusetts
88 Sidney Street was developed as a 153,000 square foot five-story research and development laboratory building for Alkermes, one of the existing biotechnology tenants in University Park. The entry corner is oriented to University Park Commons, an urban park that is the focus of this mixed-use precinct. The southern face of the building is set back 40 feet from the street to create Pacific Terrace — a raised, highly landscaped park that allows the first floor functions to spill out and enjoy the sunlight.
A pedestrian bridge connects the corporate headquarters and research labs in 88 Sidney Street to Alkermes’ existing facilities in the adjacent building. |

Wellesley Gateway Wellesley, Massachusetts
The design for Wellesley Gateway was selected from a short-list of eight proposals for development rights on the former Massachusetts Highway Department site. Working with The Druker Company and Boylston Properties, Elkus
Manfredi designed the corporate headquarters and interiors for Harvard Pilgrim Health Care. The 15-acre corporate campus includes a 270,000 square foot office building with an adjacent parking structure. |
1600 Crown Colony Quincy, MassachusettsElkus
Manfredi designed the base building and also provided interior design services for the dual headquarters offices of Harvard Pilgrim Health Care. This second new facility for Harvard Pilgrim is owned and occupied by the HMO. While 1600 Crown Colony shares the corporate culture and identity of the offices at Wellesley Gateway, this facility accommodates different user groups. Special facilities include a state-of-the-art training and conference center, as well as a full-service cafeteria with exterior dining terrace, and convenience store with a coffee bar. |
